Project Summary

  • New Construction, located in Bixby, Oklahoma (South Tulsa; located at 121st and South Memorial in Tulsa).
  • Breaks Ground June, 2016.
  • Within 1-1.5 miles of highest per capita housing, fastest growing retail/commercial area in the Tulsa metro area.  Among the highest demographics in the state. New Cosco just opened.
  • Over 30,000 cars per day of traffic by the site.
  • This project includes 25 acres, including a 5-acre lake and boardwalk/exercise park and 6 acres of prime commercial retail/restaurant sites on Memorial and office/retail sites on 121stStreet.
  • This is anticipated to be the highest ‘finish’ of any suburban apartment projects being built in the metro area.
  • Projected project consists of 377 units.
  • A second phase, to begin in late 2017, will include an additional 90 three and  four story residential units around the lake that are on top of ground floor restaurants and retail in Boardwalks’ 55,000 square feet of restaurants, retail, and office parcels located on Memorial and 121st Street.
  • The project will be considered a luxury multifamily project, located strategically in the high end South Memorial corridor. The City of Bixby has provided zoning variances to allow four story buildings that will be served by elevators. Mixed use elevations with apartments over retail and restaurants, adjacent water features and lake, board walks and piers, and contemporary styling will give an urban and high end feel to the project much like a Dallas or Kansas City high end complex.
  • The contemporary design, the 4 story structure with 9, 10, and 11 foot ceilings, and attached buildings with interior open walkways will make this unique to Tulsa, especially in the suburbs. An affiliate of the general partner has unique relationships for direct sourcing of high end architectural features that bear more resemblance to $800,000 homes than to the more modest appointments of competing typical garden apartments.
  • Development team with local experience and reputations and unique coverage of all the critical roles for a successful development project, including financing and legal, project management and construction, and property management and operations.
  • The Tulsa apartment market for class A apartments is at an all-time high, both as to occupancy (95% average) as well as rental rates. There is substantial market data to support the demand in this location.
  • Other Tulsa SMSA projects are clustered around downtown Tulsa and Broken Arrow; no additional construction, new announcements, or planned apartments exist in this South Tulsa/Bixby market.
