Black Gold Construction

Black Gold Construction is an affiliate of the Black Gold Group formed for the purposes of taking advantage of the diversified real estate investment and construction background of Chris George, its President, and that of Kevin Jordan and various others of the Black Gold team. Chris has a Bachelors degree in mathematics, and has been in the building, development, and property management business for over 15 years. He built over 150 homes in his native city of Jefferson City, Missouri.

Black Gold is currently developing South Shore at Grand, a 35 lot subdivision on Grand Lake. South Shore is the closest location to Tulsa on Grand Lake of the Cherokees. Black Gold has completed and sold 14 homes, and will commence 5-6 more during this coming winter. South Shore is styled after the relaxed beach atmosphere of Destin and Rosemary beaches in Northern Florida, combined with the simple lines of traditional Oklahoma farmhouse design.

Black Gold is developing high end residences in Tulsa and others at Grand Lake, with two underway at present that are over 10,000 square feet each.

Black Gold is also evaluating numerous residential and commercial development, construction, and acquisition projects. Real estate has consistently been a stable part of most people's portfolio for wealth building, and Black Gold works with private equity investors to facilitate various investment strategies. Black Gold will utilize joint venture relationships with lenders, construction companies, and investment groups to bring both synergies and risk reduction to its real estate endeavors. They are also connected with collaborative buying groups that source building materials and components directly from manufacturers both in the US and abroad, thus reducing their costs while bringing superior architectural comments to their projects.

  • New Construction, located in Bixby, Oklahoma (South Tulsa; located on South Memorial in Tulsa).
  • Within 1-1.5 miles of highest per capita housing, fastest growing retail/commercial area in the Tulsa metro area. Fastest growing retail area in the state, new adjacent 28 acre retail/medical/business complex development. New Cosco under construction one mile away.
  • Over 30,000 cars per day of traffic by the site.
  • This project includes 6 acres of prime commercial retail/restaurant sites on Memorial and office/retail sites on 121st Street.
  • This is anticipated to be the highest ‘finish’ of any suburban apartment projects being built in the metro area.
  • Projected project consists of 375 units.
  • The project will be considered a luxury multifamily project, located strategically in the high end South Memorial corridor. The City of Bixby has provided zoning variances to allow four story buildings that will be served by elevators. Mixed use elevations with apartments over retail and restaurants, adjacent water features and lake, board walks and piers, and contemporary styling will give an urban and high end feel to the project much like a Dallas or Kansas City high end complex.
  • The contemporary design, the 4 story structure with 9, 10, and 11 foot ceilings, and attached buildings with interior open walkways will make this unique to Tulsa, especially in the suburbs. An affiliate of the general partner has unique relationships for direct sourcing of high end architectural features that bear more resemblance to $800,000 homes than to the more modest appointments of competing typical garden apartments.
  • Development team with local experience and reputations and unique coverage of all the critical roles for a successful development project, including financing and legal, project management and construction, and property management and operations.
  • The Tulsa apartment market for class A apartments is at an all-time high, both as to occupancy (95% average) as well as rental rates. There is substantial market data to support the demand in this location.
  • Other Tulsa SMSA projects are clustered around downtown Tulsa and Broken Arrow; no additional construction, new announcements, or planned apartments exist in this South Tulsa/Bixby market.

Karsten Creek Golf Course. Kevin was retained by the Board of Regents of Oklahoma State University to develop a university golf course.  With the University legal counsel,

Kevin facilitated an initiative with then-Senators Boren and Nickles to pass a bill in the U.S. Senate to change the legal status of a parcel of university-owned land outside of Stillwater to accommodate the golf course.  Kevin retained a Big 8 accounting firm to design a contribution plan with alumni golf incentives; they raised several million dollars from PING, Boone Pickens, Mustang Fuels, and others in conjunction with the OSU Athletic Department.  With the OSU gold coach (Mike Holder, now the OSU Athletic Director), they interviewed golf course architects and hired Tom Fazio to develop and build this world class golf course in Stillwater. Caprock Resources Group, LLC. This Oklahoma limited liability company and several related project-specific entities were formed to invest in, develop, and provide construction management for real estate projects. The Group built homes in the Tulsa/Jenks/Broken Arrow area, has developed over 500 single-family lots in six (6) subdivisions, and has built two large mini-warehouse storage facilities in Jenks and Tulsa.  They also developed thirty-three (33) luxury lake townhouses and boat docks on Grand Lake at Ketchum, OK, several retail and office locations, and are involved in land acquisition, development improvement, and real estate sales in the Tulsa area. Downtown Commercial Office Renovations. Kevin and Black Gold have been involved in the acquisition and renovation of several downtown Tulsa buildings over the years, including the Thompson Building, the Beacon Building,  and the 10-story Noble Drilling Building at 7th and Boston, which Black Gold acquired in the late 90’s, and which is still the location of their Corporate Offices. All of these are outstanding examples of Tulsa’s rich art deco history.
